2. Disbursements – Sale

(a) Land Registry Fees – (dependent on documents required) typically £9 - £12

(c) Stamp Duty - Rates are dependent upon a number of factors e.g. the price of the property purchased whether or not an existing main residence is being sold. If there is a Mixed or Commercial Use, if the Purchaser is a First Time Buyer etc. – the exact Stamp Duty payable can be calculated by using the Government Stamp Duty website.

(d) Pre-Completion Search Fees (dependent on title and Purchaser) typically £4 - £10

(e) Bank Transfer Fees (per transfer): £25.00 + VAT @ 20% (£5.00) TOTAL £30.00

Possible Additional Fees

(a) Our published Residential Conveyancing Fees are on the basis that your transaction proceeds in the usual way without undue difficulty. If any unforeseen problems occur which requires additional work then an extra fee will be charged to cover this. You will of course be advised as to the amount of this extra fee before the additional work is done for you. Examples of such additional work and an indication of the typical extra fees are:

(i) Obtaining Retrospective Vendor Consent for previous Building Work done without such required consent: £95.00 + VAT @ 20% (£19.00) TOTAL £114.00

(ii) Effecting Indemnity Insurance Policies to cover defective title and other problems, per policy: £95.00 + VAT @ 20% (£19.00) TOTAL £114.00

(iii) Preparing Statutory Declarations where required, per document: £95.00 + VAT @ 20% (£19.00) TOTAL £114.00

(b) Should your transaction fail to complete then we will make a fair and reasonable charge according to the work done – e.g. if your transaction aborted:

1. After we had taken your instructions, opened your file, sent your Client Information Letter and dealt with our identity and address checks approximately 25% of our quoted fee would be payable.

2. After we had conducted all the usual pre-exchange work approximately 50% of our quoted fee would be payable. Sometimes if a quick completion is required we have to conduct the usual pre-completion work in advance before exchange of contracts. If this additional work is carried out then approximately 75% of our quoted fee would be payable.

Payment for any bills for abortive work is done within 28 days from the date of the bill.

COMMERCIAL CONVEYANCING

PROBATE AND ADMINISTRATION

1. Selby & Co Fees

(a) Probate service No.1 - exempt estates where no account valuation papers are required and the service is limited to obtaining the Grant of Probate leaving the client to administer the estate: £2250 + VAT @ 20% (£450), total fee £2700.00

(b) Probate service No.2 - exempt estates where no account valuation papers are required and the service includes dealing with the administration of the estate: 1.5% of the net estate value + VAT @ 20%. (Minimum fee £2250 + VAT @ 20% (£450), total minimum fee £2700.00)

(c) Probate service No.3 - non exempt estates where account valuation papers are required and where Inheritance Tax may also be payable and the service includes dealing with the administration of the estate: between 1.75% and 2.5% of net estate value + VAT @ 20%.

2. Disbursements

(b) Sealed copies of the Grant of Representation: £1.50 each

(b) Two Mirror Wills (e.g. typically for husband & wife): £565.00 + VAT @ 20% (£113.00) for both Wills TOTAL £678.00

(c) Single Codicil: £275.00 + VAT @ 20% (£55.00) TOTAL £330.00

(d) Two Mirror Codicils: £395.00 + VAT @ 20% (£79.00) for both Codicils TOTAL £474.00

NOTE: For each Will which includes a Life Interest or Discretionary Trust add £100 + VAT @ 20% (£20.00) TOTAL £120.00

LASTING POWERS OF ATTORNEY AND COURT OF PROTECTION WORK

1. Selby & Co Fees

a) Single Lasting Power of Attorney: £475.00 + VAT @ 20% (£95.00) TOTAL £570.00

(b) Two Mirror Lasting Powers of Attorney (typically for husband & wife): £595.00 + VAT @ 20% (£119.00) TOTAL £714 for both documents.

Note:

1) For Registration of each Lasting Power of Attorney add Selby & Co Fee £250 + VAT @ 20% (£50.00) TOTAL £300 and Court Fee £82

2) All quoted fees include Mr Selby acting as Certificate Provider.

(c) Application to Court of Protection for Deputyship Order: £950.00 + VAT @20% (£190.00) TOTAL £1140.00

(d) Annual Management Fee (where Mr Selby is appointed as Deputy):
